The real estate market is currently very HOT!! Well priced homes are selling in less than 2 weeks and with multiple offers. There are a lot of Buyers at open house on the weekend and inventory is low, so its competitive. If you are thinking of moving, please call or text me to discuss your options in this market.
I started my virtual tour at a home in the Valmonte Grove section of Palos Verdes Estates. I have not seen a home in this style before. It was mostly white walls with beautiful large plank walnut floors and vintage hardware. There were rounded hallways and a very clean atmosphere throughout. A different home than usual and exterior 1928 Spanish hacienda. Very interesting property.
My second house was near the Palos Verdes Estates golf course and was mostly single level, but there was a series of five steps to get to the bedroom area. It was recently remodeled and has beautiful finish work and appliances. Good floorplan with the kitchen open to a large vaulted ceiling family room. Nice views of the ocean, Valmonte valley and some golf course views.
One of my favorite view streets is Via Somonte and this home has a fantastic view of the “queens necklace”, the line of lights along the beach from Palos Verdes up to Malibu. This is a large lot which allows you to build a big home, but the current home is a major fixer if not a tear down. I scooted up the hill a bit to the Montemalaga area to see the next property that was a multilevel multiroom home. The lot is massive and the backyard is flat and private. There is a lot of potential in this property.
Another huge panoramic city view in Grandview Estates is a smaller single level home under 2000 feet, with a view that is massive and unobstructed. Also in the Grandview area at the top of the hill with access to shops, schools and centralized location is a remodeled home. This was a standard floorplan for the area that was expanded and changed. First, they opened the wall between the kithen and family room and added a island in a squared U shape with seating facing the kitchen. There is a massive outdoor covered patio with a bar be que, bar top and seating area great for entertaining. It was massive and impressive and looked very well done. The Master bathroom was sealed and expanded to create a private and larger bath. There were some nice upgrades that I had not seen before.
The last home is located in Rolling Hills Estates in a cul de sac street near the botanical gardens. One of the first homes to be built in the area around 1947 with a huge lot, pool, and potential. It needs to be upgraded.
Im happy to talk about any of these homes or the market in general. I know a few great pocket listings in the area in both the $1.6 range and the $2.2 range. If you would like to discuss the market, give me call or lets meet for coffee. Connect with me: Direct Line: 310.383.2578
